This brand new bathroom was created entirely by cutting the kitchen in two, if you remember the old kitchen was almost as big as the lounge... It's always good to quickly identify your primary source from where you want to take a lot of space and relocate it to the creation of a second bedroom. The source can range from living rooms to bedrooms and in this case, the kitchen!

And it's done! Stalehead Gardens has been fully refurbished and it looks fantastic! This conversion from a one-bedroom to a two-bed was not a problem as not only did we find wasted space in our first assessment back in episode one, but further digging found even more unused space with 3x3 storage boxes littered around the flat! We love adding Bluetooth mirrors because we love value adds, when the surveyor comes round and sees them in action, the costs of buying them will be more than worth it! It's all coming together now! The kitchen is almost complete and it has been a bit of a dilemma for us... On the one hand, having an open-planned kitchen is great for letting natural light flow and creating a greater sense of space but on the other hand, the noise from the kitchen will easily be heard around the flat. We decided to go for a compromise, partitioning half of the room so that it feels separate from the lounge, but gives us all the benefits of an open-planned kitchen as I mentioned! Windows are essential for natural light to flow through the property and must be in every room (with the exception being the bathroom for obvious reasons!) properties with more natural light sources are usually valued higher than those with less. Just goes to show how much space was taken for granted back when the place was first built, and how we can remove these partition walls to instantly get ourselves a 3x3 area that we can use to maximize the space of the flat! When you add a room you must always make sure you have the space to remove segments of other rooms to make up for this addition... Having unnecessarily large spaces (like the kitchen in this case) helps as you don't find yourself removing and partitioning too much, allowing for the flat to feel less cramped and as a result, more valuable!

When adding a second bedroom the value add isn't fixed, it really depends on a bunch of factors, with location being the largest… So when I decide where I purchase these properties to add additional rooms, I am always guided towards houses or flats that are more expensive primarily due to the location, allowing me to maximise the value of those added rooms!
